01 — Belly Wrap & Subfloor

Torn belly wrap, compromised insulation

The polyethylene vapor barrier had three puncture zones spanning 14 linear feet. Insulation had absorbed moisture for an estimated two seasons. Left unaddressed, this accelerates subfloor rot and drives up heating bills by 18–25% in winter months.

02 — Plumbing & Drain Lines

Duct-tape drain repair — active seepage

A 3-inch ABS drain coupling had been wrapped with HVAC tape rather than properly re-glued. The joint showed active moisture transfer. This type of repair fails within 6–18 months and can introduce gray water into the belly cavity, causing mold growth on insulation and subfloor decking.

03 — Pier System & Tie-Downs

Shifted piers, marriage wall stress fractures

Two center-row piers had migrated 2.75–3.1 inches laterally since the last service date. The marriage wall showed hairline fractures consistent with differential settling. Tie-down straps on the south elevation were corroded through at the anchor point — providing zero wind resistance. Cost to re-level and replace anchors: $2,400–$4,100.
